Background:�Central Valley Habitat for Humanity is a vibrant, robust small affiliate serving Harrisonburg City and Rockingham County, Virginia, and the towns within. For 33 years we have been provided a �decent place to live� for 75 families. We are growing and changing to meet the needs of our community. Our goal is to immediately begin providing four homes through the effective management of our houses and community resources. With the assistance of volunteers and select subcontractors, the Construction Manager is responsible for keeping these build projects efficient and on schedule. The Construction Manager reports to the Executive Director and works closely with the Building and Site Committee and Resource Development Committee. He/she is responsible for managing and teaching volunteers on the build site and monitoring and ensuring a safe work environment, staging materials at the jobsite, and communicating instructions to subcontractors and delivery personnel. Weekend work is required. In addition, the Construction Manager is an ambassador to the community at large and should always be aware that his/her responsibilities extend beyond carrying out construction responsibilities. He/she must continually maintain and seek positive, productive relationships with vendors, subcontractors, volunteers and other stakeholders and sponsor organizations. This is a full-time salaried position. The typical work schedule will be Tuesday through Saturday with at least 8 hours per week on construction support activities in the office. Benefits include paid time off for vacation, holidays and sick days; short- and long-term disability; vision insurance and dental insurance. A 403 (b) plan is available at employee expense. Salary is commensurate with experience ranging from $55,000 to $70,000. Qualifications: � HS diploma or equivalent required, with significant residential construction supervisory experience. BA/BS preferred. � Desire and ability to motivate and teach construction skills to people with a variety of personalities, ages, and backgrounds � Knowledge of residential construction, jobsite safety, building codes, tools, trailer operation. � Ability to read and interpret blueprints and construction drawings. � Ability to stay positive, focused, and task oriented while leading the volunteer experience for groups of people on the construction jobsite. � At least 3 years of direct on-site experience with increasing responsibility in an applicable setting. � Must pass Criminal Background Check and Sexual Offender Check. Competencies: � Solid knowledge of residential construction, personnel supervision, and supplier and program management, including supervisory experience with trade contractors. � Successful project management experience and ability to manage multiple projects simultaneously. Must be able to evaluate completed construction tasks/stages for their correctness. Minimum of Residential Class C general contractor�s license required; Class A license preferred. � Solid knowledge of applicable residential building codes. � Work as an effective and proactive team player. Collaboration, networking and relationship-building skills are important. � Strong verbal, written communication skills. � Strong organizational and time management skills. � Excellent project planning, budgeting, implementation and execution strategy skills. � Must be self-starter and able to work independently. Ability to balance leadership and management roles is required. � Strong sense of initiative, flexibility, discretion, and a sense of humor. � Ability to effectively manage conflict. � Ability to make decisions and creatively solve problems independently and effectively. � Ability to handle multiple tasks or assignments simultaneously. � Demonstrated ability to teach building techniques to homeowners and volunteers of all skill levels is required. Must possess ability to work with people of varying socioeconomic levels and be able to communicate assigned tasks or convey necessary information to staff and volunteers. � Willingness to work weekends and irregular hours, as required. � Must possess positive, optimistic outlook that fosters an upbeat work environment and contributes to a positive volunteer experience. � Strong working knowledge of Microsoft Word, Outlook and Excel. � Willingness to implement our construction management program (Co Construct). Provide consultation and assistance, as requested, to CVHfH Committees. Other duties as assigned by the Executive Director. Physical Requirements � Ability to work effectively in both construction site and office environments. � Ability to maneuver typical construction site obstacles. � Ability to climb, jump, lift, reach, carry minimum of 50 pounds, as required. Primary Duties and Responsibilities: Responsible for the planning, implementation and completion of new homes as prescribed by Central Valley Area Habitat�s strategic plan. Interacts with local governments, inspectors, compliance officers, vendors, volunteers, subcontractors, and the public and communicates status of project and workflow to ED and Building and Land Committee on a regular basis. Construction Management: Manage all stages of construction and logistics to build the number of homes outlined in the affiliate strategic plan. This will include working with engineers to create the house plan, scheduling the construction timelines, development of a budget and tracking costs, assisting with the recruitment of contractors and volunteers to implement the plan, involving families (where appropriate) in the planning process and obtaining the permits needed to support the project. Site Supervision: Implement predeveloped construction plans using blueprints, schedule of contractors and volunteers and budget to build homes. Ensure that materials and tools are available on site and that contractors and volunteers are performing the jobs as outlined in the developed plan. Work with families, volunteers and committees to promote understanding of the project and schedule while ensuring a quality build. In addition to quality control this person is responsible for creating a safe working area. Volunteer Management: Work with skilled and unskilled volunteers to provide a quality experience and product. Must be able to give directions and teach techniques in a positive and friendly manner. Must create a positive safe environment while keeping up-to-date records and reports.
